Hello, we would like to welcome you as a new homeowner to the Wedgwood Green Subdivision.

 

We are so pleased to welcome you as a new neighbor. We hope you will enjoy living here in our great neighborhood. An annual meeting is held at the end of each year and we hope that you plan to attend and contribute to discussion and decisions concerning our subdivision. We have established by-laws and indentures which regulate the subdivision. They are located on the website: www.wedgwoodgreen.com  along with Rental Property Policy.

 

Assessments for our subdivision are currently one hundred and fifty dollars ($150.00) per year, due on December 31. You will receive your annual billing from the City and Village Tax Office in November of each year.  Assessments not paid will accrue such costs as late fees, lawyer fees, court fees and fees associated with filing liens against the property.  Assessment fees are mainly used to maintain fifteen acres of common ground including mowing of grass, tree maintenance on common grounds, subdivision entrances, and electricity associated with street lighting in the subdivision.

 

Street and sidewalk repairs and snow removal on streets are provided by St. Louis County, not by the subdivision.

 

There are regulations regarding the use of common ground areas.  Listed below are items that are prohibited on these areas. We certainly appreciate your compliance with these regulations:

No signs on common grounds or islands                       

No sheds or storage buildings

No compost piles                                                                

No swimming pools

No unauthorized planting of trees or shrubs

No playground equipment

No wood piles or wood racks

No fences

No gardens

No dumping

Our goal as Board of Directors is to keep subdivision properties in a condition that will make all homeowners proud in Wedgwood Green.  The better maintained they are, the better property values will be.  We certainly want and need all homeowners to be involved.  If we can be of service to you and if there are questions or suggestions you may have, please feel free to contact one of the current directors listed below.
